Walk through the yellow front door and the layout reveals itself naturally. The stairs are straight ahead. To the right, the living room opens up with comfortable seating and room to gather. Behind it, the dining area flows into the back of the house, and just past that, a door leads out to the back deck with outdoor seating. The kitchen anchors the rear of the ground floor. The downstairs bathroom, washer, and dryer are tucked to the back left, keeping everyday practicalities out of the way but right where you need them.
Head upstairs and you will find all three bedrooms.
The master suite is on the far left with a king bed and a private en suite bathroom. The middle bedroom has two twin beds, perfect for kids or a pair of guests. The front bedroom on the far right has a king bed and its own bathroom, with a view over the front porch and neighborhood below.
Every bedroom is upstairs. The entire living, dining, and kitchen experience is on the ground floor. It flows exactly the way a beach house should.
The community pool is just steps from the front door. The rocking chairs on the front porch are exactly as good as they look.

Pinewood Preserve is one of those neighborhoods that does not try too hard. It is quiet, residential, and genuinely charming in the way that pockets along 30A sometimes are before everyone figures them out.
You are on the north side of 98 in Inlet Beach, which puts you within minutes of some of the most beloved stretches of the Emerald Coast. Rosemary Beach and Alys Beach are just down the road. 30Avenue brings dining, shopping, and entertainment without requiring a long drive or a parking hassle. Camp Helen State Park is nearby for anyone who wants to trade the beach for a coastal dune lake and some real quiet. Lake Powell rewards kayakers and paddleboarders. The beach access at the end of the main road is the largest in Walton County, and from the aerial view you can see just how close it really is.
This is a neighborhood you can walk and bike in. That matters.
No smoking. No pets. No parties or events. Please treat the home and the community with care. Maximum two cars in the driveway. No street parking.

Sunshine & Sand is 1,780 square feet across two floors. All bedrooms are upstairs. The layout works well for families, friend groups, and anyone who wants distinct sleeping spaces with a shared living area below.
Parking is available in the paver driveway. Two cars fit comfortably; three is possible but a tight fit. Street parking is not permitted within the community.
